Campbell, CA

A Hidden Gem Nestled near major routes like Highway 17, San Tomas Expressway, Hamilton Avenue, and Leigh Avenue, Downtown Campbell is a vibrant, well-connected part of Silicon Valley, bordered by Willow Glen, Los Gatos, Saratoga, and West San Jose. With light rail access, it’s also an easy commute to downtown San Jose or the SAP Center for events. Downtown Campbell boasts a lively mix of dining, shopping, and entertainment. Orchard Valley Coffee and Manresa Bread are local favorites, while the nearby Campbell Community Center offers recreational and educational activities. Every Sunday, a pedestrian-only Farmers’ Market brings fresh energy to the area. The Boogie Music Festival in May and Oktoberfest in October are two of the most popular annual events in this area. Residential neighborhoods here are diverse, ranging from modest and affordable homes to luxurious properties. Homes close to Downtown, The Pruneyard, or top-ranked school zones tend to have higher price points. The east end near Dry Creek Road and Willow Glen offers some of the area’s grander homes, while the unique Cameo Park West neighborhood features single-family homes with Los Gatos mailing addresses despite being in Campbell city limits. Over the years, property values here have surged significantly. For those seeking alternatives, Campbell also offers spacious condos and townhouses, like Vizcaya, which feel much like single-family homes. Though Campbell, like Silicon Valley as a whole, is known for high real estate prices, it remains more affordable than neighboring Los Gatos and Saratoga, making it a fantastic community with options for everyone.
